By opening the active-supply statistics lab, you agree to these terms and the personal, non-commercial-use restriction.

1. Informational purposes only

RealStats provides data, calculators, scores and tools for general informational and educational purposes. Nothing is financial, investment, mortgage, legal, tax or real estate advice.

2. Data scope

Active-inventory statistics are calculated from listings available to this site through the REALTOR.ca DDF® National Shared Pool. DDF participation and field availability can vary. Exact means every record in this site's authorized DDF result for the stated filters, not every MLS® listing in the market.

3. Personal, non-commercial use

The information is for your personal, non-commercial use. You may not scrape, copy, collect, redistribute, resell, create a database from, or otherwise exploit DDF-derived information, nor circumvent any access control or security measure.

4. Accuracy disclaimer

Information is deemed reliable but is not guaranteed accurate by CREA, RealStats, participating boards or participating brokerages. Statistics can change as records are added, updated or removed. Independently verify information material to a real estate decision.

5. Aggregate-only DDF architecture

RealStats does not publicly display or export individual DDF listing records. Current records are processed to produce non-identifying totals, distributions and cohort statistics. Long-running historical outputs are aggregate market, cohort and time buckets; superseded individual records are not kept as a permanent public historical listing archive.

6. Participant identity

RealStats is controlled by Dusko Sremac, REALTOR®, REPYYC / Real Broker, Calgary, Alberta.

7. CREA trademarks and copyright

The trademarks MLS®, Multiple Listing Service® and REALTOR® are owned or controlled by The Canadian Real Estate Association (CREA) and identify real estate professionals who are members of CREA. DDF content is protected by copyright.

8. Liability

The platform is provided as-is and as-available. PRPTY.CA Inc. does not guarantee uninterrupted service or the fitness of information for a particular decision.

9. Governing law

These terms are governed by the laws of Alberta and applicable federal Canadian law.
